Grade-II listed barn conversion property, parts of which date back to the 14th century, set on a working farm in the beautiful Herefordshire countryside.

This property is located in the heart of the Herefordshire countryside, 1.5 miles to the village of Kingsland, where visitors will find a handy village shop, a post office, and two pubs. On the outskirts of the village is Oaker Wood Leisure, a woodland park offering a wide range of outdoor activities including paintballing, quad biking, rafting and a high ropes course. Just a short drive away, the town of Leominster has an interesting range of shops, as well as a choice of restaurants and cafes. Other places of interest in the area include the towns of Ludlow and Hay-on-Wye, Croft Castle, and the interesting Black and White trail.

The front door of the property opens onto a hallway, beyond which is the spacious kitchen/diner with its electric oven, hob, microwave, fridge/freezer, and dishwasher. The washing machine can be found in a separate utility room, where there is also a handy second sink. A stable door from the kitchen opens out onto the attractive patio. The bathroom is also located on the ground floor and offers a shower-over-bath and WC. Wooden stairs lead to the first floor where guests will find the lovely inviting lounge, with its exposed beams and two deep sofas which provide a relaxing space to sit back and enjoy the TV, DVD, and the warming wood burner. There is a small balcony here which affords attractive views across the surrounding countryside. The bedroom, a restful double room, is located just off the lounge, next to which is a convenient cloakroom with a WC.

Outside, there is a private patio to the rear of the property, which is accessed through the kitchen and, with its patio furniture, makes a great place to sit and enjoy the tranquil surroundings. In addition to this, there is a small balcony on the first floor. There is off-road parking provided at the front of the property.

What a beautiful place the restoration is amazing. Everything is catered for and you wanted for nothing. I certainly hope we can stay again. The views and wildlife were in abundance so peaceful (apart from the sheep and their lambs) but even the sound of them was great to listen to. It was just so relaxing.
